The word “free” on a hotel listing is doing a lot of heavy lifting these days. Breakfast, wifi, parking, even the pool can come with fine print that only shows up once you’re checking in, or worse, checking out. Regulators have taken notice of how often advertised prices leave out mandatory fees, but the burden still falls on travelers to ask the right questions upfront.

Here are eight hotel amenities worth confirming before you assume they’re actually included.

Wifi

Basic wifi is often free, but faster or more reliable connections are frequently reserved for an upgraded tier or a loyalty program level. If you need to work or stream during your stay, ask specifically about speed, not just whether wifi exists.

Breakfast

“Free breakfast” can mean a full hot buffet at one property and a granola bar and coffee at another. Some hotels only include breakfast for certain room types or loyalty tiers, even when the general listing implies it’s included for everyone.

Parking

Especially in cities and resort areas, parking is one of the most commonly excluded costs, sometimes running quite high per night even at hotels that otherwise seem to include everything. Never assume parking is free without checking the specific property page.

Resort Fees Being Included in the Quoted Rate

Mandatory resort fees covering things like pool access or fitness centers are often charged separately from the advertised room rate, a practice significant enough that the FTC’s rule on unfair or deceptive fees now requires clearer upfront disclosure of total pricing.

Pool and Gym Hours

Amenities listed as included can still come with limited hours, seasonal closures, or advance reservation requirements that aren’t obvious until you’re actually trying to use them.

Late Checkout

Late checkout is often treated as a courtesy rather than a guarantee, and it’s typically only available based on occupancy and loyalty status, not something every guest can count on requesting.

The Minibar

Nothing in a hotel room is more consistently misunderstood than the minibar. Assume everything in it is charged unless a sign explicitly says otherwise, since accidental minibar charges are one of the most common checkout surprises.

Room Upgrades

A “free upgrade” mentioned during booking often depends on availability at check-in and loyalty status, not something guaranteed just because a listing mentions the possibility.
